How much will it cost ?

It is very important for the investor to know the total investment. It is even more important to know that before any commitment or signed agreements.

There are three basic categories for the cost and expenses :

  • The tax related to the property transfer
  • The expenses related to the property transfer
  • The expenses related to the residency permit application for all family members

The tax related to the property transfer

The property transfer tax is 3,09% of the net property value. For example a property of contractual value 250,000 Euros carries a tax value of 7,725 Euros.

The expenses related to the property transfer

The expenses that come with the property purchase are described as follows :

  • Issuance of Greek tax number
  • Greek bank account
  • Lawyer representation fee
  • Property due diligence
  • Notary fee
  • Registration of the new owner at the local authorities
  • Project administration fee

Total cost for these expenses is 5% to 6% of the net property price. The exact cost depends on the property type, floor, age, location etc

The expenses related to the residency permit application for all family members

  • Legal fee for each family member 650 Euros
  • Each family member over 13 years old pays a voucher of 500 Euros to the Greek state

Example : Family with three children 7, 10 and 18 years of age.

  • Legal fee 650 x 5 = 3,250 Euros
  • 3 vouchers, for two parents and one child of 18 = 1,500 Euros

Total cost for family residency permits : 4,750 Euros
